if you just want to calculate the average discount amount.

    ( 10% + 7% ) / 2 = which is 8.5 %

but if item 1 and item 2 have different prices, then different story.
so plug this in to your calculator.

    ( ( ( item 1 price ) X 10% + ( item 2 price ) X 7 %) ) / ( ( item 1 price ) + ( item 2 price ) ) ) X 100

after you times the last equation by 100, you get a percentage of discount

    Hi
I am a lender for a bank however as we don't offer discounts via this process i can't explain how they have worked it out but i have found some information for you hope it helps!

Buying Points to Lower Your Interest Rate, It's Not Always a Good Idea
Discount points are fees paid to a lender at closing in order to lower your mortgage interest rate. While buying points is sometimes a good decision, many times the purchase costs you more than it saves.

    How Much Do Points Cost?
The cost of each point is equal to one percent of the loan amount. For instance, for a $100,000 loan one discount point equals $1,000.

How Much Does Buying a Point Lower Interest?
Each discount point paid on a 30-year loan typically lowers the interest rate by 0.125 percent. That means a 7.5 percent rate would be lowered to 7.375 percent if you purchase one point.

Paying for points lowers your interest rate, because the lender receives the income in a lump sum at closing rather than collecting the interest as you make payments on your loan.

    Should I Buy Points?

Whether or not paying points makes sense for you depends in part on how long you plan to keep the loan. Use a mortgage calculator to help you decide.

Calculate the amount of your monthly payment at the interest rate you will be charged if you do not pay points.

Calculate the amount of your monthly payment at the lower rate if you do pay points.

Deduct the lower payment from the higher payment to find the amount saved each month.

Divide the amount charged for points at closing by the monthly amount saved. The result is the number of months you must keep the loan to break-even on paying points.

    Break Even Example
    $100,000 Loan – 30 Year Term

7.5% Interest, no points = $699.21 monthly payment

    Buying 1 point for $1,000 = monthly payment $690.68

    Monthly Savings = $8.53

    $1000 / $8.53, = 117 months
Your break-even point is 117 months—or nearly ten years to recover the cost of buying the discount point (considering only the simple calculation of those funds at today's value).

Do you plan to stay in the house that long? If not, buying points might not make sense.

    Slightly Lower Principal Balance
If you look at amortization schedules to compare the two loans, you'll see that the lower interest loan does have a slightly lower principal balance at the end of 117 months, $87,024 versus $87,259 for the 7.5 percent loan. So you might want to consider that savings to help you decide whether or not to buy points.

Can the seller pay for my discount points?

Probably. Talk with your lender about what's allowed with your loan. The seller will probably want a higher sales price if paying a portion of your fees, but you can move into the house with less cash at closing.

    Are discount points tax deductible?

Yes, points paid for residential real estate are tax deductible in the year they are paid. Buyers may deduct the amount paid even if the seller pays for the points at closing.

Are discount points the same as an origination fee?

An origination fee is a fee charged to process your loan. It typically costs the same as one point, but it is a different type of fee. Ask each loan officer or mortgage broker you talk with if you will be charged an origination fee.

  14. hira Says:

A cheap but good one is going to be around $1,000. Unfortunately you may well run into problems with it.

The problem is that you are overly sensitive to certain sounds, which sounds like recruitment or hyper accusis. Therefore it is important that a hearing aid take this into account and refuse to over amplify in these specific sensitive regions of your hearing. This kind of sophisticated digital programmable technology is far more expensive. Good models can run $2,000 – $4,000.

However, Farm Bureau have an excellent program called American Hearing Benefits that offers a discount of 40-60% off the regular price of hearing aids. It's an amazing program that could get you cutting edge technology for $2,000 or less.

As for the suggestion of getting a free sample, that is unlikely to happen. The closest chance you have is if you happen to live in the same city as a major hearing aid manufacturer. They may allow you to beta test their new products for free. But you will have to show up for follow up visits and possibly answer questionnaires or file reports about your experiences.

Commentary by James H. Shott If you thought the biggest offense of the Department of Education has committed was messing up public education, you may be dismayed to learn that it has done much worse than that. According to KXTV News 10 in Stockton, CA, at 6:00 one morning, hearing noise outside his home, “I look out of my window and I see 15 police officers,” Kenneth Wright said. Wright came downstairs in his boxer shorts as a S.W.A.T team barged through his front door. Wright said an officer grabbed him by the neck and led him outside on his front lawn. “He had his knee on my back and I had no idea why they were there,” Wright said. According to Wright, officers also woke his three young children ages 3, 7, and 11 and put them in a Stockton police patrol car with him. Officers then searched his house. “They put me in handcuffs in that hot patrol car for six hours, traumatizing my kids,” Wright said. And what monstrous, heinous, unspeakable atrocity did Kenneth Wright commit to…

The gov had success with the ozone hole problem. Scientists identified the cause, regulated the industries which contributed to problem, and don't believe ozone hole an issue. Effective also when DDT caused problems. (DDT still used outside the US)

Ravi Batra has been predicting/warning of these economic times for years, as have other enconomists. Al Gore has been warning of global warming since the 80's! James Hansen NASA scientist warned the beginning of the 80's!

When the gov is against big oil and big coal, change in regulation nearly impossible. Those companies pay for think tanks which push pseudo-science telling the population that global warming is not an issue (despite 99.99% of scientists who agree this is major issue) Then, right wing media repeat the lies that originate from mostly Exxon. Thus, the general population doesn't feel the urgency or the responsibility to make the changes required.

If the gov can't change the course, we are all in huge trouble. It's not just the temperatures, but the fossil fuels are changing the acid and mercury levels in water, benzine and other emissions, 700 billion or so we pay to foreign sources, when we could get our energy from renewables within the US and would reduce our deficit. Recall the huge oil spills? Oil companies fight the clean up, plus the war in Iraq was specifically for oil.

For the people who don't think global warming is an issue, fossil fuels are. The argument has been polluted by corporate interests and public that often doesn't pay attention.

Better hope the gov can do it because if not, then what?
